Pre-Listing Strategic Plan - having a blueprint for selling your home is essential. We like to call this a "strategic plan for your house". During this phase, we meet with you and review what repair items you may wish to address prior to putting your home on the market. In some cases, we meet with sellers a year or more in advance of putting their house on the market. We guide you on what needs to be done and provide a cost-value analysis so you can make sure that you are investing your dollars in areas that will pay back at sale time.
Pricing it Right - we know and have learned the hard way that nothing is more important than pricing. An overpriced house will not sell, becomes stale and in a declining market, is the kiss of death for a listing. Yes, it is that important. We will analyze the MLS comparables right up until the property is listed, tweaking the price to have it just right relative to the competition.
Staging - we keep an inventory of furniture and accessories on hand for our clients to use at no cost. Sometimes an empty room needs "warming-up" or needs furniture to show a sense of scale or needs a more updated look. We provide a design eye and free staging service (C.C. Wall studied interior design at RISD and worked in color consulting for Crayola). For more challenging situation, a professional stager may be recommended.
Pre-Inspection - we recommend a pre-inspection for every house we sell. In this market, addressing repair issues before they come up or making them known to a potential buyer takes away the guesswork and fear in the process. Pre-inspections keep deals together by putting the issues out in the open.
Photography - we have it professionally done! Here is an area that we don't leave to chance and our amateur cameras. With the internet driving the marketing efforts, great photography is essential! We use Statewide MLS for our photographs and Virtual Tours and Floor Plans (where appropriate).
Syndicate, Syndicate, Syndicate! - The best marketing gets your listing out to as many buyers on as many venues as possible. The MLS system, our company website, www.residentialproperties.com and our website, www.wall2wallrealestate.com syndicate listings across the country and the world via sites such as realtor.com, wallstreetjournal.com, newyorktimes.com, luxuryportfolio.com, realtor.com, trulia.com, zillow.com etc. We also manually syndicate our listings to Craig's List and Ebay.com. Your listing cannot help but get noticed!
Print Media - We use some print media although in our experience, this yields far less visibility, interest and attention than the internet. We advertise our open houses through the Providence Journal Saturday Real Estate Section and selected listings may be advertised in the East Side Monthly.
Open Houses & Flyers - We love to do open houses! What a great way to meet potential buyers and showcase your property! We provide a high quality full color glossy listing sheet on your property for attendees.
Yard Signs - With your permission, we put one on your property. Believe it or not, we get more calls from yard signs than we do from our print media. We can also put a custom rider on your property to highlight special features, such as a new price, or a property website address.
Custom Websites - we provide a custom website for your property that we advertise on a sign rider so when buyers drive by your property, they can look it up immediately on their handheld devices. We aquire the domain name for your property even before we arrive for the lisitng call. If your home is historic or unique, that information is uploaded on to the site for buyers to view.
Agent Networking and In-house Promotion - at Residential Properties, we have a superior network of high producing agents that work with active buyers everyday. We keep your property top-of-mind with our agents and host broker tours even before the property hits the market. We also keep agents from other local companies abreast of your listing with custom email and faxes.
