Providence Loft Condos


Providence Lofts and Mill Buildings      SEARCH FOR All PROPERTIES HERE

Up until the middle of the 20th century, Providence and its surrounding areas were home to many manufacturing concerns whose buildings have now undegone rehabilitation into residential and mixed use spaces.  Many of the earliest manufacturing companies were water powered and as a result, were located in outlying areas at falls, such as Slater Mill in Pawtucket, and along the rivers that empty out to the Narragansett Bay. With the advent of steam power, in the late 19th century, industrial buildings began to appear in the city of Providence itself.

Below is an overview of Loft spaces in Providence and its surrounds. Some of these projects have units only available for rent, while others have units available for both purchase and rental.

Jewelry District

Located South of the East Side of Providence and immediately next to Downtown Providence, the Jewelry District offers many options for Loft Living. With the relocation of the stretch of I195 being relocated, the Jewelry District will in time connect to the Downtown area and will have walking access to the River.  Because of these reasons, the Jewelry District will continue to grow and become even more desirable as a place to live.  Brown University has also chosen to expand some of its growing campus to buildings in the Jewelry District, as a testament to its desirability.

The Jewelry District was once home to Spiedel Manufacturing company which was one of the first companies to manufacture the metal watchband which replaced the metal watch chain popular on pocket watches. Other companies made celluloid jewelry, button and hair ornaments during the 1920's.  Because only small capital investments were needed to keep jewelry operations afloat, the Providence Jewelry industy thrived and grew and some of those manufacturing buildings are now Residential Loft Units.

The most well known loft condo development in the Jewelry District was completed in 1987-1988 is the Imperial Place Loft.  Originally this was the Vesta Knitting Company in 1893 and later the Imperial Knife Company.  This building houses both commerical and residential units and is also the location for the popular Providence restaurant, CAV.  Other loft living spaces are available on Chestnut Street. Corliss Landing, located just below Wickenden and Benefit Streets is another large scale Residential and Commercial Loft Building.  Many of these units have water views of the Narragansett Bay and the Power Plant.  It is an easy and comforable walk to the East Side from this location and also to the ever popular Al Forno restaurant which is right next door.

Another area of the Jewelry District that has seen much development and revitalization is the previous site of the Davol Rubber Company, now known as Davol Square. This area is very close to Wickenden, Benefit Street, South Main and I195.

Other Loft Spaces Downtown and the West End for Sale

Other Buildings of note for purchasing a loft space are the Conrad Building, the Cosmopolitan in the Downtown area, Eagle Square, off Valley Street, the Pearl Street Lofts, and the Monohasset Mill.  Interestingly the Monohasset Mill was converted by a group of artists living in the property who had the vision and foresite to turn it into a magnificent work - live space for artists.

American Locomotive Works which is under constuction, is a new development of rehabilitated mill buildings and brand new construction which will contain 575 residential units – a mixture of mixed-income, for-sale condominiums, townhouses and rental apartment residences. It is located close to Eagle Square and near Providence Place Mall along the Woonasquatucket River Corridor.

Loft Spaces in Providence offered for Rental

Westminister Lofts in the Peerless, Alice Building and others are located on the popular Westminister Shopping Street and are available for rental both furnished and unfurnished.  The Promanade, formally known as the Foundry, is located near the Providence Place Mall and Downtown and features rental units with ammenities such as a workout room and pool.

Rising Sun Mills
Struever Bros. Eccles Rouse and The Armory Revival Company recently renovated  the National and Providence Worsted Mills, one of Rhode Island's most significant and best preserved mill complexes located on the Woonasquatucket River two miles from the heart of downtown Providence. Known as the Promenade District, the area extends from Providence Place Mall to the heart of historic Olneyville Square. This project has loft spaces available for rent.

 

 

But Wait, there's Pawucket and Central Falls Too!

If you are looking to Purchase a Loft Space in a renovated Mill Building, you may want to consider the Pawtucket area which has several Loft Projects. The most well known of these is the Riverfront Lofts, a work-live space for artists, Blackstone Landing, The Bailey Street Lofts and in Central Falls, right up the road, M Residential.
