What I've been doing lately

Some would call it wasting a lot of paper. I just call it "getting the facts straight".

I've spent many an hour in the office printing out neighborhood reports for the East Side of Providence, carefully customized by street, to run 8 year trends on the neighborhoods.  Make no mistake, real estate IS local. On the East Side of Providence, I find conditions change street by street, and that is the way the market should be analyzed.  A global view is good, but not that good on the East Side. I'm drilling down and in future posts you will see my analysis of each of our 6 neighborhoods, eight years back. 

Maybe that's why my posting has fallen back. It's worth it though.

Look for market trends starting with the College Hill Neighborhood.  As a teaser, let me just say that anyone who purchased a house in College Hill over the last 8 years need not worry.  As neighborhoods go, this one is about as top-notch as one gets.  Mount Hope, well, that's a different story.

I hope that as I begin to post this analysis, that you will give me feedback and tell your own story.  Trends happen in numbers, but trends happen also in other, less quantifiable ways. I welcome your feedback about what you have seen in your own neighborhoods and hope to encourage a discussion.
